Concrete work at Oakland homes
Oakland is a big city, and the concrete we get called about changes with the neighborhood. Up in the hills it's usually a driveway that climbs hard from the street or a run of front steps to the door. Down in the flats it's more often a cracked front walk, a sunken garage floor or a patio behind an older house. We're based next door in Berkeley, so Oakland is a regular stop for our crew, just like cities to the north such as Richmond.
What moves your price here is the size of the job, how much old concrete comes out, how much base work the ground needs and how easily we can get concrete to the spot. The schedule turns on whether your job needs a permit and on curing, the days new concrete needs to harden before you use it, and the written estimate puts your own numbers on both. On a sloped lot, expect more digging and more base, because a slab is only as steady as the ground packed under it.
- A base dug out and packed
- Water sent away from your house
- Joints cut where cracks should go
- A clear walk-through of each step
Our concrete services in Oakland
Here's what we build and fix at Oakland homes, with each job starting from the ground under it and how water moves across your lot.
Concrete driveway building
Hillside driveways in Oakland often climb hard from the street, so we dig out soft dirt, pack a solid base and slope the slab to shed water.

Backyards behind older Oakland houses are often small and tight to the house, so we pitch the patio away from your walls and keep water off the foundation.

Stamped concrete gives a patio or walk the look of stone or brick on an older Oakland house, but the base underneath still decides how it holds up.

When the front walk at your Oakland house has heaved into a trip edge, we break it out, rebuild the base and pour it even again.

Older Oakland garages often have cracked, sunken floors, and a new floor starts with digging out to firm ground so the slab can carry your car.

On an Oakland house where the entry faces the street, decorative concrete adds color and texture, and I'll be plain about which finishes need more upkeep.

Sloped Oakland yards often need a wall to hold the hill back, and we give it a way to drain because trapped water is what pushes walls over.

For a basement, a workshop or the ground floor of a small Oakland rental building, we pour interior floors flat and even on a packed base.

Around a pool on a sloped Oakland lot, we work out where the water goes before pitching the deck, then texture it for wet feet.

Plenty of Oakland houses sit above the street, with a run of front steps up to the door. We form each step the same height so nobody trips.

A slab foundation for an Oakland addition or backyard unit is only as steady as its subgrade, the packed ground it sits on, so that's where we start.
Explore Slab foundation buildingFoundation installation
On older Oakland houses, foundation work usually means working under a house that's already standing, so we plan the digging, forms and pour around it.
Explore Foundation installationConcrete parking lot building
Small Oakland apartment and shop lots take cars all day, so we build on a packed base and add rebar, steel inside the slab that holds cracks tight.

Decks, porches and garden walls on Oakland's sloped lots need footings set into firm ground, not loose fill, so we dig until we reach it.

If floors in your older Oakland house slope or doors stick, part of the foundation may have settled, and I'll tell you whether raising it makes sense.
Explore Foundation raisingConcrete cutting
When an Oakland driveway needs a trench for a drain line or a bad section cut out, we saw clean, straight edges so the new pour ties in.

What Oakland's hills and older homes ask of concrete
A lot of Oakland concrete sits on slopes or beside houses that have been settling for decades, so the ground under it and the water around it matter more than the finish.
Water on sloped lots
Water runs downhill toward whatever's in its way, so we check where it goes on your lot and slope the slab to carry it away from the house.
Old slabs on loose dirt
When an old driveway has sunk, the dirt under it usually was never packed, so we dig out the soft ground and pack a new base first.
Tight streets and access
Narrow streets and driveways squeezed between houses make it harder to get a truck close, so I plan how the concrete reaches your slab before pour day.

Oakland concrete questions, answered
How do I get a building permit for concrete work in Oakland?
You apply through the city's Planning & Building department, which takes building permit applications for work in Oakland. Its list of work that needs no permit names retaining walls, among other things, but each item has limits, so I check your job with the city instead of guessing. When a permit is needed, Oakland wants an approved recycling plan before it issues one, so we get that in early, file the rest and meet the inspector when it's time.
When does a contractor need a state license for concrete work in California?
A contractor needs a California license if the project needs a building permit, uses any other workers, or totals $1,000 or more in labor and materials across one or more contracts on the project. That rule comes from the California Contractors State License Board, and only small jobs under $1,000 with no permit, no employees and no claim of being licensed fall outside it. We're licensed and insured, and you're welcome to ask about it when I come out.
How much of a down payment can a contractor ask for in California?
On a home improvement job in California, a contractor can't ask for or take a down payment of more than $1,000 or 10 percent of the total contract price, whichever is less. The state licensing board sets that limit, so it's worth knowing before you sign with anyone.
How much does a new concrete driveway cost in Oakland?
Your price comes from the size of the driveway, whether the old slab has to be broken out and hauled away, how much digging and base the ground needs, and the finish you pick. A steep hillside driveway usually costs more than a flat one the same size, because there's more digging and forming and more care getting the water to run off. A plain broom finish, a light brushed texture that gives tires and shoes some grip, costs less than stamped or colored concrete, and if the budget's tight I'd trim the finish before I'd trim the base. The written estimate spells out what's included for your driveway.
What causes a concrete driveway to crack and sink?
Most sinking comes from the base, when the old slab was poured on dirt that was raked level instead of dug out and packed, so it settles as the dirt does. Cracking usually comes from water running under the slab, a pour in the heat of the day that leaves a weak, dusty top, or control joints, the grooves we cut so the slab cracks along a straight line instead of wherever it wants, cut late or skipped. Concrete does crack, so I won't tell you it can't, but we pack the base, check the drainage and cut the joints on time so cracks land where we chose.
Does an out-of-town contractor need an Oakland business license?
Yes. Oakland requires every business that works in the city to file and pay an annual business tax, and an undated city FAQ says that includes businesses based outside Oakland. The same FAQ lists an $88.00 registration fee for the business tax certificate, so check the city's business taxes and licenses page for current terms.
